Exterior House Painting in Sarasota & Manatee County

Pressure washing, stucco crack repair and coatings chosen for Gulf Coast UV and humidity, so your exterior looks good for years, not seasons.

The Coach, Old Coach Pro Painting's mascot

Built for Florida weather

Sun, salt and summer storms are hard on paint. Chalky walls, hairline stucco cracks, mildew on the north side and peeling fascia are what we see on most Sarasota and Bradenton homes before a repaint. If those aren't fixed first, new paint fails early. That's why most of an exterior job is prep.

We pressure wash the whole house, treat mildew, open and fill stucco cracks with an elastomeric patch, replace failed caulk around windows and doors, scrape and spot-prime bare wood, and only then apply a premium 100% acrylic or elastomeric topcoat, matched to your surface and budget.

Our exterior process

  1. Walkthrough and written estimate. We note every crack, peel and soft spot, and put it in writing.
  2. Wash and repair. Pressure wash, dry time, then crack repair, caulk and wood fixes.
  3. Protect. Windows, roof edges, plants, pavers and lanai screens are masked or covered.
  4. Prime and paint. Primer where needed, then finish coats applied by brush, roll or spray to suit the surface.
  5. Final walk. We walk the house with you and touch up anything you point out.

Near the water? Homes on Siesta Key, Longboat Key, Anna Maria Island and along the bays get more salt and UV. We'll recommend coatings and a maintenance plan that suit coastal exposure.

Detail work, not just big walls

Our crew has painted everything from simple block-and-stucco ranches to full Victorian restorations with fish-scale shingles, gable ornaments and three-color schemes. The same attention goes into the trim on your house.

Coach's tip

Most Florida exteriors fail from skipped prep, not cheap paint. Ask how cracks and chalky stucco will be handled before you sign.

Exterior Painting FAQ

Should I use elastomeric paint on my stucco?

Sometimes. Elastomeric coatings bridge hairline cracks and shed water well, which helps on older stucco with lots of movement. On sound stucco, a high-quality 100% acrylic often performs just as well and breathes better. We'll look at your walls and explain the trade-off.

How long does an exterior repaint take?

Most single-family homes take 4 to 8 working days including washing, repairs and two coats. Weather can shift the schedule; we'll keep you updated by text.

Do you paint pool cages and lanais?

Yes. We paint lanai ceilings, walls, pool decks and screen enclosures. Cage frames need specific prep and coatings, so we'll quote them separately.
